Who this page is for
APEX-1132 works on asphalt shingles only. Most big-box stores and warehouses have flat or low-slope roofs, or metal ones. If that's your building, this isn't your product. We'd rather tell you now than after a site visit.
Plenty of smaller commercial buildings around Asheboro and the Triad do have shingle roofs. Medical and dental offices, many in converted houses or small professional parks. Insurance and law offices. Restaurants, retail shops, daycares and funeral homes.
Mixed buildings are common, too:
- A strip center with a flat main roof and a shingled mansard or porch
- An auto shop with a shingle-roofed front office
- A small industrial building with a shingled office section
- A shingled entry canopy or covered walkway
Only the shingle sections get treated. The flat and metal parts belong to a contractor who works on those roofs.
Good fit, not a fit
A good fit if
- Some or all of the roof is pitched asphalt shingle
- The shingles look faded or dry and shed some granules, but they're still sound
- The decking is solid and nothing is leaking
- A flat-roofed building has a shingled office, porch, canopy or mansard
- You'd rather plan a replacement a few years out than pay for one this year
Not a fit if
- It's a flat or low-slope roof: TPO, EPDM, PVC, modified bitumen, or built-up tar and gravel
- It's a metal, tile or slate roof
- There are active leaks, soft decking or missing shingles
- Most of the shingles are cracked, curled or worn bare
- The main problem is algae or moss, which treatment won't remove
The business case
A new roof is a big check to write in one year. Treatment usually runs around 20% of what a replacement costs, or about 20 cents on the dollar. The rest stays in the business for now.
The price is set by roof square footage. So the cost follows the size of the roof, not the value of the building or what you sell inside it.
A treatment can add up to about 5 years, and you can repeat it about every 5 years for up to about 15 extra years total. That turns the replacement into something you plan. You pick the year, maybe one that lines up with a lease renewal or a remodel. A leak doesn't get to pick it for you.
How to book the cost is a question for your accountant. For the full side-by-side, see rejuvenation vs. replacement.
Rejuvenation vs. replacement for a business
| Item | Rejuvenation | Replacement |
|---|---|---|
| Cost basis | Roof square footage, usually around 20% of replacement | A full new roof: tear-off, materials and install |
| Days open | Hours per roof, and you can usually stay open | Days of tear-off and install over your customers' heads |
| Parking lot | No dumpster and no tear-off debris | A dumpster and material drop often take up spaces |
| Noise | No scraping or nail guns from a tear-off | Tear-off and nail guns for the length of the job |
| Old shingles | Left in place and still doing their job | Ripped off and trucked away, often to a landfill |
| What you get | Up to about 5 years per treatment, and it can be repeated | A new roof and a fresh start |
Staying open while we work
The old shingles stay put. The treatment is sprayed right onto them, so there's no debris sliding off the roof edge and no dumpster by the door.
The work takes hours per roof, not days. Bigger buildings take longer, and the schedule comes out of the assessment. In mild, dry weather (70 to 80F at 50% humidity), it's tack free in about 30 minutes, walkable in about an hour and fully cured in 1 to 2 hours. There's little to no odor, which helps if you run a kitchen or a waiting room.
Keep customers and staff away from the work area until it's dry. At a daycare, that goes for the kids, too. If the work area is close to your front door, bring that up at the assessment. We protect delicate plants and rinse off overspray.
We work Monday to Friday 8am to 6pm and Saturday 9am to 3pm. We'll talk about timing around your hours. We can't promise night or weekend work, and rain can push a date back.
What a business gets out of it
Test numbers below are from SoyLei's APEX-1132 data sheet.
Faded, chalky shingles usually look darker and richer after treatment. It isn't paint, so stains and algae streaks stay. For a building customers walk into, a less washed-out roof is a plus.
Untreated, the shingle's flame spread was 42 inches. The leading competitor got it to 30. APEX-1132 got it to 15, and lower is the better number.
The APEX-1132 shingle passed hail impact, same as the untreated one. The competitor's shingle did not. No treatment makes a roof hail-proof.
APEX-1132 raised granule adhesion by 50%. The competitor's number was 17%. Granules are what shield the asphalt from the sun.
Roof age can come up when a commercial policy renews. A tuned-up, treated roof can help at inspection time, but ask your agent first.
A treated roof stays in service instead of going to the dump. APEX-1132 is made from soybean oil, it's biodegradable, and it carries 96% certified biobased content under USDA BioPreferred.
Before your free assessment
The owner does every assessment himself and walks every building. He checks the shingles, granule loss, flexibility and flashing, then tells you straight if the roof is a candidate. You deal with one person.
Have these ready if you can:
- The roof's age, if you know it
- Any replacement quotes you've gotten
- Leak history: where, when and what got fixed
- Which sections are shingle and which are flat or metal
- If you lease, who handles the roof under your lease
The roof tune-up comes first. We secure loose shingles, reseal flashings and fix nail pops before any treatment goes on. Each treatment carries a 5-year transferable warranty, with the written terms in your hands before work starts. We're BBB A+ rated and fully insured.
If a landlord, partner or agent needs to see something specific, tell us. We'll talk it through at the free roof assessment.
Soft decking, missing shingles, leaks from a failed roof, or cracking and curling across most of the roof all point to replacement. Our business is rejuvenation and tune-ups, so we have no reason to push a new roof. If yours needs one, we'll say so, and the money can go toward the replacement.
Common questions
Can you rejuvenate a commercial shingle roof?
Yes, as long as the shingles are asphalt and still sound. Size doesn't rule a building out. Condition does. A bigger roof takes longer and costs more, since price follows square footage. You can check is my roof a candidate before you call.
Do I have to close my business while you treat the roof?
Usually not. Nothing comes off the roof, and the treatment goes on in hours per roof. Keep customers and staff off the work area until it's dry, about an hour in mild, dry weather. If the work is near your main entrance, mention it at the assessment.
Do you treat flat or low-slope commercial roofs?
No. TPO, EPDM, PVC, modified bitumen and built-up roofs need a contractor who works on those systems. Metal is out, too. Many flat-roofed buildings still have a shingled porch, mansard or front office, though, and that part may qualify.
Will roof rejuvenation help my commercial property insurance?
It can help, but nobody can promise what a carrier decides. A tune-up and treatment can help an older shingle roof pass an inspection. Ask your agent what they want to see before you book. More on roof age and insurance.
